Buying or Selling a Home

- 02We provide a detailed Comparative Market Analysis (CMA) to price your home competitively. We also offer a pre-listing inspection checklist and professional staging recommendations to help your property sell faster and for top dollar.
- 03There are no standard commissions in Tennessee. Discuss with one of our agents and customize the compensation to your specific situation.
- 04Yes. We specialize in helping first-time buyers understand the process, explore down payment assistance programs, and find homes that fit their lifestyle and budget. We also have great referrals that will help with every need throughout the process.
- 05In the current market, well-priced, well-prepared homes typically sell within 30–60 days. We keep you informed with regular market updates and progress reports throughout the process. You also have complete direct access to your agent and their Broker at all times.
- 06Absolutely. We assist investors in identifying strong rental properties, analyzing potential cash flow, and connecting them with our property management team for seamless ownership after closing.
Homeowners Interested in Renting Out Their Home
- 01We offer full-service property management, including professional marketing, qualified tenant placement, rent collection, maintenance coordination, and detailed financial reporting. You can choose full management or à la carte services. We also offer listing-only services that will include everything, from drafting a lease for you.
- 02Our startup management fee is $800, due upon execution of our agreement. This fee includes coordination with vendors before listing the property, showing and screening potential tenants, and preparing a lease agreement. If you choose to use us for full property management, we do charge a 10% fee of the gross monthly rent while a tenant is in place. There are no fees while the home is vacant, and there are no additional fees to find a new tenant.
- 03We conduct thorough screenings with credit checks, criminal background checks, eviction history, income verification (usually 3x rent), and landlord references. You retain final approval on all tenants.
- 04We work with reliable local vendors in your area. Non-emergency repairs are usually completed within 24–48 hours, while true emergencies are addressed the same day. You approve costs above your preset limit.
- 05We follow established procedures for late notices and collections in compliance with Tennessee law. We move quickly to eviction proceedings when necessary to protect your income and property.
- 06Yes. We can continue managing the home during the sales process or coordinate smoothly with your listing agent. Many owners sell their investment properties through our real estate team.
- 07We complete detailed move-in, mid-lease, and move-out inspections. Regular drive-by checks and additional inspections are performed as needed to protect your investment.
Tenants
- 01Fill out our secure online application. You’ll need to provide a valid photo ID, proof of income, rental history, and consent for background and credit checks. Most applications are reviewed within 1–2 business days.
- 02You will typically need a government-issued photo ID, recent pay stubs or proof of income, bank statements, and contact information for previous landlords. Pet owners should be prepared to provide vaccination records and pay any applicable pet deposits.
- 03Rent is due on the 1st of each month. We provide a convenient online tenant portal for easy payments. Late fees apply after the 5th as outlined in your lease and per Tennessee law.
- 04Use the tenant portal 24/7 or call our office during business hours. We prioritize requests and provide status updates. For after-hours emergencies (no heat, water leaks, etc.), call the emergency line listed in your lease.
- 05Policies vary by property. Many of our homes are pet-friendly with an additional pet deposit and monthly pet rent. All pets must be disclosed and approved during the application process. Certain breed or weight restrictions may apply.
- 06You must provide written notice at least 60 days before your intended move-out date (or as specified in your lease). We will schedule a joint move-out inspection with you.
- 07Security deposits are typically equal to one month’s rent. They are held in accordance with Tennessee regulations and refunded within 30 days of move-out, minus any charges for damages beyond normal wear and tear, unpaid rent, or excessive cleaning. You will receive a detailed itemized statement.
